Privacy policy

Akibuild, owned by Akila Gorokgahawaththage, trades from 5 Woodgate Lane, Birmingham B32 3QT. We are responsible for the personal information you give us and handle it under UK GDPR and the Data Protection Act 2018.

What we collect

• Your name, phone number, email address and property address when you contact us or request a quote.
• Details about your project, including drawings, photographs and correspondence.
• Payment records for work you have commissioned.

How we use it

We use your details to reply to enquiries, prepare quotations, carry out and invoice work, meet legal and insurance obligations and keep records. We do not sell your information or use it for marketing without your consent.

Who we share it with

Only people who need it to deliver your project, such as architects, building control, suppliers, subcontractors and our accountant, and only where the law requires it.

How long we keep it

Project records are kept for as long as needed for warranty, tax and legal purposes, normally up to six years after completion. Enquiries that do not lead to work are deleted within twelve months.

Your rights

You may ask to see, correct or delete your data, object to how it is used, or ask for it to be moved. Email akilamadhu1987@gmail.com and we will reply within one month. You can also complain to the Information Commissioner's Office at ico.org.uk.

Website data

This page does not use advertising trackers. If you copy details from it or open an email link, that happens on your own device.

Terms and conditions

These terms apply to building work carried out by Akibuild for domestic customers unless a signed contract says otherwise.

Quotations

A written quotation is valid for 30 days. It covers the work and materials described in it. Anything outside that scope is a variation and is priced and agreed with you in writing before it starts.

Payments

Payments are made in stages as set out in your quotation, typically a deposit followed by payments at agreed milestones and a final payment on completion. Invoices are payable within 7 days unless agreed otherwise. We may pause work if a payment is overdue.

Timescales

Dates are our best estimate. Weather, supplier delays, hidden conditions found during work and changes you request can affect them. We will tell you promptly if a date is likely to move.

Permissions and regulations

Unless the quotation says otherwise, the customer is responsible for planning permission and any party wall notices. Building regulations applications are agreed in writing at quotation stage.

Access and site

You agree to give safe access to the property, water, and electricity during working hours. We keep the site as tidy as practicable and remove waste we create.

Quality and defects

Work is carried out with reasonable skill and care. Please report defects to us in writing and we will inspect and put right any fault caused by our workmanship within a reasonable time.

Liability

Nothing in these terms limits liability that cannot be limited by law. Otherwise our liability is limited to the value of the contract. We are not liable for loss caused by hidden defects that could not reasonably be found beforehand.

Governing law

These terms are governed by the law of England and Wales and the courts of England and Wales have jurisdiction.

Refund policy

We want you to be confident before you commit and treated fairly if things change.

Cancelling within 14 days

If you sign a contract at your home or away from our premises, you normally have 14 days from the date of the contract to cancel without giving a reason, under the Consumer Contracts Regulations 2013. Tell us in writing by email or post and we will refund any payment within 14 days.

If you ask us to start sooner

If you ask us in writing to start work during the 14 days and then cancel, you pay for the work done and materials ordered up to that point, and we refund the rest of your deposit.

Cancelling after the 14 days

You may cancel at any time before work starts. We will refund your deposit minus costs we have already incurred, such as design work, special-order materials and permit fees, which we will show you in an itemised statement.

Bespoke and special-order items

Items made or ordered specially for your project, such as bespoke joinery, windows or kitchens, cannot usually be returned once ordered. We will tell you before ordering.

Faulty or incomplete work

If work is not carried out with reasonable care and skill, we will first repair or redo it. If we cannot put it right in a reasonable time, you may be entitled to a price reduction or refund, and your statutory rights remain unaffected.
